    Tenent evicted
I bought a home in December it was a 3 apartment unit in Indiana and it had 1 tenent there with no lease who paid weekly rent he got behind once and I explained to him that he couldn't do that again as I have to have rent on time or he would have to move. Now he is in his 3rd week behind and I told him last Tuesday to move now he just avoids me ( I live there to and he doesn't answer the door etc... ) I just want him gone and he seems to be making no effort to leave any advice? Can I just put him out or what?

Whatever gave you that idea? Tenants have rights. You should not have become a landlord without learning what that entails.

You cannot just throw a tenant out. You have to find out the process for eviction in Indiana. There serve the tenant official notice. If he doesn't move you have to go to court to get him evicted.

You CAN evict him, but eviction is a legal process. The only difference that paying weekly means is that you can give him a shorter notice. And yes you are a landlord. You purchased a building that had a tenant, that makes you a landlord.

At the top of this forum is a note with links to state sites with landlord tenant laws. Look for the Indiana site.

I didn't say you were a bad person, just an unprepared one. As a landlord you have a right to be paid on time. If the tenant doesn't pay, you have a right to evict, you just have to find out the process and follow it.
