    Can I sell home without co-owner
    I'm in Florida and purchased a condo. With my aunt as a favor because her credit alone would not suffice. She was to reside in it and pay mortgage. The plan was for her to live there for 1 - 2 years and then we would sell. She only paid the first two months of the mortgage. I took over the payments to prevent forclusure and not ruin my credit. Since it became evident that my aunt could not financially support herself and assist me with the mortgage I asked her to sign a quitclaim deed. She refused to sign and ended up moving out. I am currently leasing the unit. The current individual leasing the unit wants to buy it, but I need my aunt to do so. Since she moved out she also ended up moving out of the country and cannot be located. What are my options? :(

    Contact a lawyer. Generally you cannot get clear title without her signature. However, there may be ways to get her off. You could sue her for breach of contract for not living up to her end of the deal. There may be other alternatives as well, but a local real estate atty can best advise you.
