    Termination of lease
I have given my tennents a 30 day notice which they ignored. I have given them a 3 day notice that I have received no response to. Hopefully they do move by the weekend, but my question is what constitutes them as being out. Removal of furniture, outside items or what. Quess what I am asking is how do I know they are out?

Ok, first if they are on a lease, you can't just ask them to leave. You can only force them out because they violate some term of the lease, such as non payment, pet vioaltations and so on.

So if they are on a lease, you can't just tell them to leave, they can just laugh at you if they are not violating any of the provisions of the lease.

They are out if all of their belongings are moved out.
