    Homeowners not paying association fees.
    Hello
When I moved into my current neighborhood, I was advised that there was a HOA and there were fees for roads and water. The amount was very small and quite frankly I thought it was a bargain. The subdivision has only 12-15 homeowners. At the first meeting, about 1/2 of the homeowners showed up, including myself. I was disappointed to find out that about half of the homeowners aren't paying their fees. When talking to the president of the HOA, he said that basically there is nothing they / we can do about it.
With half of the money not being collected, it makes the maintenance issues a real problem.

Can anyone tell me if there is some recourse we can do to make these "deadbeat" homeowners pay their fair shares? This is a nice subdivision with nice homes and an abundance of property, from 5 to 12 acre plots, so the money really isn't an issue for these people... they just refuse to pay. It's not fair to the rest of us.

    Thanks.

Yes, if this is a required by deed HOA, the HOA can sue them, they can place liens on the property, they can get a judgement and attempt to garnish bank accounts. ( what they can do depends on the state)

What the HOA president is saying is that they don't want to make anyone mad, so they are not doing anything.

It depends, too, on what sort of HOA it is. I live in a subdivision with a voluntary HOA. If you don't want to join it, you don't have to.
