As owner of the house I wish to evict my roommate who has broken part of the lease for her room.
Being loud and waking me up in the middle of the night, not closeing the garge door, and disrespecting the house in general. How long should I give her to move out?

30 days written notice to vacate is the norm. Just write her a letter simply stating that you are putting her on notice that she has 30 days to find another place to live and vacate your house. Tell her the exact date that she must be out of your house. So, if you were to write and give her the letter today, tell her she must vacate the premises completely by July 10, 2007. Keep one copy of the letter you have given her in case she doesn't leave and you need to file for eviction with the courts.
