    Land contract
    Can you get someone out on a land contract quicker if they break rules of your contract. If not, what would we need to do to get them back onto a rental basis, which I take it is easier to evict.

    Hello love:

    If the land contract was written properly, the very second they violate it, they're renters again... Once they become renters, you evict.

    If they're BEHIND, write them a certified letter declaring the contract null and void, and give them a 3 day notice to pay rent or quit. Then evict 'em.

    This depends on the exact contract.
    All I did were very clear, 5 days late and they are in default and it goes to a rental contract. But you can do only what the terms of the contract allows you to do.
