    Reocurring leak from upstairs bathroom to livingrm below
    I have a rental property and Have had a problem at least 2x with leaks coming through the upstairs bathroom toilet/sink area through to the livingroom. I've had American Home Shield warranty plumbers to come out and they said it was a loose washer once and then the 2nd time they said perhaps an overflowed toilet. Of course the Tenant will not openly say they overflowed the toilet, but my concern is there is water leaking and I need to know what is causing it and is just I need to redo the pipes? THe house was built in 1958 townhouse in Maryland. Help I need the truth!

    It won't take much more before you have to pull down that ceiling. With the ceiling drying out for a few weeks the tenant might become more helpful since you sure can't reinstall the ceiling until a cure is found.
