The buildings are new being built now from 22,000 to 33,000 sq ft, I make the bid I clean from windows to bath rooms vacuum mop wipe all counter tops there is no furniture in buildings I clean it for then to move in there desk its from apartement buildings to dr office and even hospitals . Dan, remember that pricing is your responsibility and anything given to you is only a suggestion.
Since this is a one time clean and I am assuming that it is a 'final clean' (make ready to move in) bid I suggest that you figure your price at least in two ways;
First, figure all your costs; labor, overhead (taxes, admin, insurance, supplies, equipment, profit, etc.) and calculate your total. The trick is calculating your labor hours and figuring in a loaded hourly rate for labor. This varies state by state as taxes, labor mandated rates, etc vary. Take a average area of say 5,000 sq ft and calculate how much time it will take and extend that to the total 48,000 sq ft.
Second, as a general suggestion I would use a square foot rate based upon your square footage figure of 48,000. As an average I would suggest $.15 to $.19 per sq ft.
I would definitely figure your price both ways and compare the two for a final price.
Remember also that if this is a very competitive bid that it will drive down the price.
Also, I would also get a 'sign off' sheet from the contractor when completed, do a walk through with him or his rep to verify that all is completed to their satisfaction, this is important as they can find things that can delay payment. Or you will be asked to keep returning until all your profit evaporates.
