Been buying a house and property on a private contract,current on payments,been here for 1 yr and 8 months.
Now the seller wants us to move out,and forfeit all of the money we paid and put into the house remodeling it(the house was a mess). Over $10,000 into it
The seller is now putting restriction on what we can do and not do with the property,after all of that time we been here.
We built a mini barn for our ponies,been up for several months,the seller saw it,said it was okay back in November,now telling us to tear it down.
Also telling us we are not allowed to have any guest on the property, there are no restriction when we signed the contract,but seller trying to put restriction now.
Is the seller in the right to now put restrictions now,plus force us to move out.

The seller can not require any more than is listed in the contract.

If the contract says you must have owner permission to build or remoldel. Then you would have needed written permission as proof you were allowed.

As for as guests, unless listed in the contract he can not restrict.

*** if he tries to force you out, he can be liable for all your damages. I would hire an attorney to write him a letter outlining all the damages he is liable for. And to order him to stop harassing you.

In a land sales contract, the terms of the contract govern everything. So you need to read your contract carefully and know exactly what it specifies that you can and can't do. If you haven't already, I would see about registering the contract with the county so its on record that you have a contract to purchase. As noted, the seller cannot change anything in the contract without your agreement.

However, I find it rather unusual that a seller would try to restrict guests. So are you sure this is a purchase contract and not just a rental lease? Did you have an attorney review the contract before signing it?

The seller cannot force you out unless you have violated the terms of the contract. So, again, you need to know those terms to make sure you haven't breached the contract.
