Los Angeles, Ca. As a first-time Landlord, what's my next step after I gave a "3-day Pay or Quit" & didn't hear form the Tenant and they are still living in the house. They completely ignore everything I say & do.

You go to housing court and file for an eviction order! You need to assert yourself. Your tenant is one day late, you serve the pay or quit. On the day after the notice expires you show up at housing court and file for an eviction order then serve them a summons.
