How do you legally serve a 5 Day Notice in Georgia to a tenant default in paying rent & scheduled deposit amounts as specified in their lease? No deposit payments have been made at all & rent has not been made timely except for the lst month. Less than a 1/4 th of the rental amount has been paid for the current month with another full month's rent due again in 5 days. Can a notorized letter be served by the landlord or does it have to be filed through the county government? Please help. With this tenant not paying in a reasonable manner, it is beginning to cause hardship for the landlord. The lease was signed 4 months ago.

IF YOU FAIL to pay the rent as heretofore demanded, you have the alternative of surrendering the above said premises at or before noon on the 10th day following the day of this service. The tenant is hereby advised of his rights to contest such notice by filing within 10 days, and affidavit with the Justice of the Peace in your city here that he is not in default in the payment of such rent.
This is intended as a TEN (5) DAY NOTICE to Pay Rent or in the alternative to Quit.
