I live in Southern California and there are heavy rains for just a couple of weeks each year. House has raised wooden floor with crawl space.

The exterior walls are stucco, the yard area surrounding the house is at grade concrete sloped to drain towards the front and back of the house. The Slope is still correct.

Water is draining from my neighbors cinder block wall across our concrete sidewalk and hitting our stucco exterior wall. Also it seems after heavy rains the dirt in the crawl space is wet for about four feet from the concrete foundation walls. This is only on one side of the house.

I plan to solve the problem of neighbors run off by creating a low concrete gutter to channel the water away from my house. However there is still the issue of seepage after heavy rains. What is the best way to prevent rain water from seeping into the crawl space?

The issue is that I have concrete patio/sidewalks at grade next to stucco exterior walls.

What is the best way to seal where the concrete meets the stucco?


Can I build up the concrete so water does not pool against the stucco in heavy rain? The existing slope drains to front and back of house. If so are there issues with building up the concrete next to the stucco exterior wall?

Would I be better of using caulking and sealer on concrete and stucco?

I'm putting in wood floors and want to keep the moisture in the crawl space as stable as possible...

Before you start you job I'd ask the city engineer to take a look at your issue. Your neighbor isn't allowed to cause his drainage to go onto your property. The problem may be his grading to do.
