    How to Sublease
    Hi,
I have a question about subleasing for three months.
Where can I get forms for a sublease that is legally binding?
Can I say that if there is $50 from the rent that will be applied towards utility, but if they use more then they have to pay the excess?

    Thanks!

    Hello bella:

You can probably find standard lease forms at your nearest office supply company. I don't know if you can find one specifically for a sub lease, though. Sure, you can add any provision you want, as long as it's within your states law.

You also might find a blank boiler plate lease at nolo.com, or even Google the phrase "sublease".

However, you want the best of both worlds and you can't have it. Boiler plate leases are cheap, but are they legally binding?? Maybe and maybe not. If you want legaly binding, you need to hire an attorney.
