    Grantor vs grantee
    I am the grantor, a quick claim deed is on file, can I evict this person?

    You're going to have to explain this a little bit more. A grantor is a seller of property. When you say that there is a quit claim deed on file, are you saying that you sold the property to someone and now you want to evict them from the property?
