    Does a mobile home park have to renew your lease every year
    I have lived in the same mobile home park for 9 years. I own my home but others rent in this park. How can they keep raising only home owners lot rent but not renters? They will not let me sign a year lease is that so they have all the power? Also I was the only home owner to get a lot rent increase is this legal?

    Even if you had a signed year's lease they could raise the rent on you if they wished to do so at the end of the year's lease. The fact that the renters aren't getting their lot rent raised is possibly because they can get their home's rent/lot rent raised at any time the park owner wants to raise the rate.

    The fact you own your home means less profit going into the park owner's pocket and he wishes to raise your lot rent accordingly.

    This must be a very small park for the owner to only have one home owner in it and everyone else renting their homes/lots at the same time.

    If you have a problem with their practices on rents you can contact your state's mobile home division but more than likely the park owner is legally able to do this lot increase. The fact you are not able to have a year's lease is irrelevant. This is basically slanted towards the park owner (of course) so it makes the tenant easier to evict if they so desire.

    Usually a $10 per month per year increase in lot rent is normal.

    When you moved there 9 years ago what was the lot rent? What is the lot rent now? What services go along with the lot rent - water, sewer, trash pick up?
