    A lis pendens is a document that gets recorded in the same place where a deed is recorded. It acts as notice to the public that a lawsuit has been or is about to be filed concerning the property. If a lis pendens gets filed then the owner will not be able to sell or finance the property until the lawsuit is resolved.
