Land contract, won't pay and breaks rules!
I have a land contract with one female and she has broken numerous rules and is not paying rent on time and still has not paid for this month. She had a meth lab a couple months ago, but we were not made aware of it for months (because we are out of state). She always changes her phone number so we cannot get a hold of her. I just would like her out so we can put it up for sale. It is stressful. She is not working and is collecting unemployment and has not paid one month. We went down to give her a forfeiture notice and she paid rent, so we set up some rules if she was going to continue to live there. We made a contract that said she had to notify us in advance if she changed her phone number (since the last time we had to drive 8 hrs to collect rent), pay rent on time or if she can't notify us five days before it is due. She has broken all of the rules now. She signed it and it says that she would have 48 hrs to move out if she breaks the rules. Would this be legal in court or would we still have to go through the long process. I don't know what first step to take, besides getting a lawyer. Thanks
