I have a land contract with one female and she has broken numerous rules and is not paying rent on time and still has not paid for this month. She had a meth lab a couple months ago, but we were not made aware of it for months (because we are out of state). She always changes her phone number so we cannot get a hold of her. I just would like her out so we can put it up for sale. It is stressful. She is not working and is collecting unemployment and has not paid one month. We went down to give her a forfeiture notice and she paid rent, so we set up some rules if she was going to continue to live there. We made a contract that said she had to notify us in advance if she changed her phone number (since the last time we had to drive 8 hrs to collect rent), pay rent on time or if she can't notify us five days before it is due. She has broken all of the rules now. She signed it and it says that she would have 48 hrs to move out if she breaks the rules. Would this be legal in court or would we still have to go through the long process. I don't know what first step to take, besides getting a lawyer. Thanks

You would still have to go through the long court process with this. I am unaware of what clauses your original land contract has so I can't advise you about that. The additional clauses may or may not be able to stand up in court either. What you need to do before the land and home are seized in a drug raid is contact an attorney immediately and find out what can be done about this situation. Meth labs can and will burn your home to the ground due to the flamability of the chemicals. Do you want to risk that? Spring for the attorney - it would be much cheaper in the end, believe me, than trying to sell a burned out shell of a home.

Yeah I figured. She does not have the meth house anymore. She is just an inconsiderate tenant. She is on land contract and I heard that eviction can be a lengthy process. What form would I need her to fill out to switch her back to a rental? See the problem is that she won't get out of the house. :confused:

You need to consult with an attorney to find the most quick way to end your contract with her and get her out of the house. The fact you keep going to pick up the rent in person makes her think she can get away with whatever she pleases. You need to take your contract to an attorney, have him look it over, and go from there. Do it yourself is not the way to go with this one, believe me.
