    Quit claim to warranty deed?
    If the history of deeds on a property is quit claim only, can the seller provide a warranty deed on the next transaction?

    Yes, if the seller wants to take the risk and liability of giving those warranty with the deed when they sell it. They would have course want to have a complete title search done to be sure there is no issue anywhere in it
