    What is the procedure for a straight land sale.
    Hi, I want to make sure I get this right. I live in Florida, and own property in N.Y. that I want to sell. I am married. After the buyer pays me, I record his info on the deed, take it to get notarized anywhere in Florida with my wife. Then I send it to whom in N.Y. to get recorded? County recorder where property is located? If so, will they send the new deed directly to the buyer? What fees are associated with this, or how do I find out? I want to be sure I do this right, it is a straight cash sale, no financing involved. Thanks for any help! P.S. I understand that a lot of professionals recommend using legal help, however, these properties were purchased via E-Bay. I sent money, they sent a copy of the deed, and in a few weeks the actual deed was sent to me. This is the procedure I am looking for. I cannot afford an attorney in this situation. Thanks.

    I would hire an real estate attorney to handle this for you in NY.

    Basically if I was a buyer I would not "send you the money" without a deed in hand, since normally these are done face to face, you hand them the deed and they hand you the money. When you can't be in the same place it is comom to use either a real estate attorney or a real estate broker to act as an escrow and hold both the title and the money till they have both, then give it to the proper person.

    And basically you send the new deed to the new owner,who would take it and record his own deed, if you are not using a professional.
