    Is verbal lease legally binding?
    I verbally agreed to move into a house with roommates for the months of June and July. I have not signed a lease, only a background check/ contact info sheet. I have since decided to change my plans, and have no moved into the property. My month-to-month agreement was for June and July, and now, the beginning of May, I have given notice to the landlord I will not move in. The landlord claims we made a 'verbal agreement' for the lease, and he will consider this my 30 day notice to vacate, thus committing me to pay the month of June's rent. Is this verbal agreement he claims is steadfast actually legally binding in the state of Nebraska?

    Verbal agreements are binding, just hard to prove. If the landlord has not lost any money as a result of your decision, he may agree to a token payment rather than have to go to court to prove his case. But he does have right on his side.

    A verbal agreement for the rental of property for less than one year is legally binding. The fact that you consented to a background check and signed a contact info sheet will probably be considered sufficient proof that you agreed to rent the property. You would be responsible for the rent for the month of June or until the landlord re-rents the property, whichever occurs first. You can try waiting it out to see if the landlord is able to re-rent for the month of June but I suggest you try to work something out with him instead.
