    Too many tenants
I have rented an apartment in my home to a single women for about 3 years. She has paid her rent on time one time. She is a nice women but has had numerous family members move in temporary (less than 6 months at a time). Recently her daughter and granddaughter has been staying with her when we (Landlord) asked why where they there so long renter said that it was only temporary. We gave her to her them out by May 1st. Since then, about 3 weeks ago it has been loud, messy etc... Today we came home to find that the bathroom was leaking in our onto ours and when we entered the apt. there were signs that the toilet has been leaking for some time now and nobody said anything to us. WE ARE JUST TIRED OF ALL THIS and being new home owners not really sure what are options are. She is no longer on a least and is tenant at will. PLEASE HELP this is an OK situation gone BAD.

Since she is a tenant at will give her notice (whatever your state allows) and give her the boot. Most times 30 days is all that you need. Do it in writing.

I hope you got a good deposit from her.
