    Tenants house being sold
    I am a tenant whose townhouse is being sold by the owner/landlord in NY. We were notified 3 days before the sign went up in the front yard. We were initially told that we could pick specific days that we would be available and would receive 24 hours notice or reasonable notice... we have two dogs and no crates so it is important for us to have this notice to either be home to hold the dogs or to take the dogs while the showing is happening. Although we are giving the days we are available (2 a week) we are constantly getting calls from the realtor throughout the week asking for other show times. Also when we do give days we will not get 24 hours notice so plans have been made assuming the house was not going to be shown. We were told by the realtor that this was all just a curtesy on her behalf and she didn't have to do any of this... is this true and is it unreasonable to deny showings that were not announced to us 24 hours prior?

    Check your lease for any special agreements regarding showings, I doubt if there is one. You have a right to security. You can deny unreasonable entry without prior notice. I'd put a sign on the front door saying BEWARE OF MEAN DOG WHO EATS REAL ESTATE AGENTS. Just kidding but it would help.

    I would say to check your lease also. Most leases state that proper notice is to be given if "management" needs to enter the premises. But not all do. So check yours.

    It would be in the benefit of the agent to give you notice. Otherwise, she will get a poor showing.
