    Suit for Quiet Title on Tax Sale Properties
    I have some properties that I bought in Colorado through the county tax lien process. You buy the lien, then the county does the foreclosure process at the tax lien holders request and you get a deed from the county. The title insurance companies will not insure this title and I was told you need to file suit for quiet title. Is this something I can have done once by an attorney and then just copy and insert the new data for other tax liens? Can I do this myself the first time around? I also have some property in Siskyou County California I need to clean up. Thanks

    No, for a quiet title, there has to be a complete title search to be sure there is no lien that has not been properly addressed, and then in addition the court action gives notice of any unknown liens also.
    ** at least the way it is done around here.

    But why are you needing title insurance ? For a future sale of the property.
    I buy tax properties every year and sell them all the time ( often on contract of deed) Since the tax sale in most states clears past liens.
