    No, you can use a title attorney, you can use a title company, you can do one yourself with a do-it yourself kit.

    The main thing is to get the legal description of the property done correctly.

    A quick claim deed is done normally when adding names, when transferring property between family members and when you do not want to give any warranty or promise or clear title to another party.

    A quick claim deed transfers ownership, but does not have any guarantees to the buyer.

    Just make sure this is really what you want to do--some people don't really understand the implications of the quitclaim deed. Get a copy of your deed, copy the information for the current owner exactly as it appears (whoever wants to quitclaim) and the legal description used. Include the APN (parcel) number.
    Make sure you include the reason.
