    Prepaid rent
In Pennsylvania can a landlord and tenant agree that the tenant will pay a full year's worth of rent at the beginning of the lease?

If that is what you want to do but things happen and then you may be out money or have a hard time collecting money you may not have been out had you not prepaid.
Like if something comes up that you have to break the lease and the landlord only requires money for the months it goes unrented he may give you a hard time/procrastinating to pay back what he should.
You'd have to possibly take him to court and that is a pain to go through.
But you can agree to it.

    Hello k:

I'm sure it's legal. But, from the tenants point of view, it's highly UN-advisable - unless he gets a HUGE discount for doing so.
