    Oklahoma lease termination - sample letter
    Situation: 4 monthes left on a least. Will be paying mortgage payments on another residance as of August first. Lease considers that if the residance is not lived in for five years it is considered abandoned. This is the letter I would like to give to the landlord, and wanted critiques and suggestions.
    I know Oklahoma law requires landlords to help mitigate damages by finding another person to take over the lease. However my main question is does this law apply to this situation - where the lease has not been broken yet and all rent has been paid on time and will continue as such until another tenant is found. Anyhow this is the first draft!

    This letter is to inform you that in thirty days, as of August 20th I will be paying part of a mortgage on a house that will be used as my primary residence. As per our contract I will continue to pay rent in full every month, maintain utility connections, keep some belongings on the property and occupy it occasionally as to not fully abandon the property.

    I have no intentions of breaking the lease, causing any financial damages to you. However I would like to request your help to mitigate the damages as per Oklahoma law by using reasonable means to find a new tenant for the balance of the term. In asking this I will assure that as of July 25th the property will be kept clean and able to show to prospective tenants. In addition I will also seek to find a tenant whom could lease the property as soon as possible.

    As stated previously if a new tenant can not be found using reasonable means I will pay rent in full until the termination of the lease. You are welcome to contact me to further discuss the matter at hand. I greatly appreciate your assistance in this matter and I hope come to a conclusion that will be beneficial to both of us.

    Hello l:

    It's all cool except that you can, and should, move totally out, otherwise he can't rent it. You only have 4 months left. Abandonment happens after 5 years and it doesn't apply to renters.
