    New Lease Termination?
    I signed a lease for an apartment and due to personal reasons within 18 hours requested to be removed from the lease. The apartment complex was unwilling to do anything except the 30 day notice and 60 day buy out. I did not move in and the apartment was also not ready for me to move into due to a few maint. Issues (minor issues). I am in the state of KY do I have any other opitions.

    You sure do.

    Minor or not, if they violated the agreement, it's void. Send them a letter advising them of their breech and that rather than hold THEM to the contract, you're going to let them out. Send it certified, return receipt requested.

    Did you pay them anything?

    I don't think they did breech the contract unless they told you the apartment would be ready and it wasn't.

    But I also don't think a court is going to uphold the lease if you cancelled the next day. I think they are bluffing and I would call their bluff.

    When were you suppose to move in? Was there time to fix the minor problems before that agreed date to move in? Were the minor problems a health hazard? If they were only minor problems and not health hazards, you signed a legal agreement and are responsible to follow through on your legal obligation. See if you can negotiate the buy out.
