    Landlord will not fix air
    I have been in my building 3 months now and my airconditoner has went out, this is a commercial building, my landlord will not call me back & will not answer my phone calls. I have been doing research and I will mail him a letter but what else can I do since you have to be in a building for 6 months to withhold rent. Forgot to mention air was working when I rented the building. I am losing business because I have to close early, because it is too hot to shop! PLEASE HELP!

    I would contact an attorney to give them official notice that you will be considering legal action should they not hold up to their end of your contract.

    Does your lease specify that the unit will be air conditioned? If AC is not mentioned you are on thin ice trying to withhold rent. Also reread the lease carefully to see how repairs are addressed. Not so sure about not witholding rent until you have been there for 6 months, where did you hear this?

    You need to check your lease. The three commercial leases that the company I work for hold explitcitly state that the leaseholder is responsible for things like a/c. Just 2 weeks ago the entire outside unit where I work had to be replaced at our - not the landlords expense.
