    How do I get Title of Mobile Home
    Hi,
    I was given free of charge an abandoned mobile home in holiday mobile home park by the manager of this park. I was told that after paper work was done on it I would be given title to transfer. When I asked the manager about the title last week she told me she had 32 others she was working on too and wanted to do them all at the same time. We are living in the mobile home now for a month but it is requiring a lot of work and I really don't want to put a lot of money into the mobile home until I get title, even though I have already done a lot to it.
    I hope the manager is telling me the truth, but if she doesn't give me the title as promised what are my legal recourses here in Jefferson County Kentucky.

    Usually the seller of the mobile home has 30 days in which to turn the title over to you. Are they a licensed mobile home dealer or just a park selling off old mobile homes?

    If mobile homes are taxed like real estate (as they are here in Ohio) you could go visit the county Auditor's Office and see if there is even a title to the home that taxes are being paid on and if any taxes are due on this home. Usually there are taxes due.

    I can't imagine why they would have 32 titles and want to do them all at once. You would not be given the original title to transfer. The park would first transfer it into their name and then transfer it into your name. Have you filled out any paperwork for the new title with them?

    At the manufactured home dealer I work at anytime a used home is accepted as say a trade in, the home would be first transferred into the dealer's company name. Then the new owner would be asked to sign an Application for Title paperwork for transfer to their name. Then the dealer would have the title transferred into the new owner's name. At least that's the way it's done in Ohio.

    Do you have any sort of paperwork stating that you are now the owner of this abandoned home?

    Did the manager give you any sort of time frame for the title transfer?

    A title to the mobile home is like a car title, they merely sign it and give it to you. I would ask to see it and have it in my hand before I put a dollar into the home.
