    Grace period for paying rent?
Can the landlord harass you for payment even if you are within the 5 day grace period they provided on the lease? He states it is late after the first so they call and come to the house numerous times until it is paid. I have never paid past the 4th of the month...

    Yes.

The grace period would perhaps defer foreclosure if the rent is paid within that period. It doesn't mean that payment isn't late.

    Hello one:

Lawyer is right, it's late.. But, BECAUSE he gave you a grace period, he's being an a$$ by harassing you before then. I'd ask him to STOP. I'd send him a certified letter stating the above, and DEMAND that he leaves you alone. If he doesn't like it, and I'm sure he won't, MOVE! I'd say you have grounds to break your lease if he keeps on hassling you. In any case, it'll cost him MORE to evict you than it would to be a nice landlord. Maybe your letter will open his eyes to that possibility. In your letter, you COULD say that if something were to break, and he doesn't fix it in an HOUR, you COULD be UNREASONABLE about it, too.

I HATE landlords who do that...

One day late, is late, and they can start asking for the money on the day due and every day after.

Also if you are always late, it may be enough to have a habit of always being late and put you in default
Most landlords expect their payment a few days before the due date and never past.

    Hello again,

I have NO problem with a landlord asking for his money the DAY it's due...

However, when a landlord tells a tenant that it's OK to pay the rent 5 days late, then he's WRONG to say a WORD before those 5 days are up.

That's my story, and I'm sticking with it.

A grace period is generally the period from when the payment is due until when it incurs a late charge. It is not a period where you are allowed to pay late. It could be possible that your landlord needs your rental to pay his mortgage. But late is late.

Harassment however is a different matter. It depends on how much he duns you for the rent as to whether he goes over the line.
