    Breaking My Lease in SC
    I meet with my landlord on April the 4th to sign my agreement. I signed the agreement, questioned him about parts and discussed that he would fix the outdoor laundry room and remove all of his things. I meet him on April 6th, give him a check for my $500 deposit and take the keys, all outside the house because I was in a hurry and he was heading home. On April 6th, I enter the house to make sure everything is ready for the carpet cleaners and I find that the outdoor building has simply had a terrible siding job on one side, the wood around the door wasn't replaced, the room was still disgusting and the other 2 sides of the building were not touched. (The building had mold on it.) I immediately go back in and see that he simply removed the things he wanted and left the rest for me to clean. The smoke alarms are in a box in the closet. The bathrooms are disgusting. There are hidden holes in the walls and nails everywhere in the wall. I immediately cancel my check and send him an email telling him to anull the agreement because the agreement states the rental term begins April 15th. Can he charge me a $1000 fee for breaking the fee and request his 60 day notice?

    Anyone can sue anyone for any reason.

    That being said, I would document all the problems with a digital camera and keep the evidence just in case he does.
