Re roof EPDM Hello been here a long time ago... 21boat... Refresh, Im a G.C. have physically done a lot of EPDM but I have a roof question. I have a landlord that I do a lot of work for so here’s the scenario. Some cap screws under old EPDM are working there way up and some have punctured the Existing EPDM, Obviously water got into these spots and past the felt board and saturated the old wood. Then froze and pushed screws out. Add lower edge areas now puddle I told them I wanted to tear off old EPDM, felt boards, the 2 layers of old mineral roll. The building is old commercial roof ( 3 identical roofs 17 ‘by 37’ ) They BALKED and asked can we go over the old rubber. I initially said NO.. Not to mention City code won’t allow re- roof because many very old homes have 3 roofs and dormers are sagging, Question by using basics EPDM roof repair. Clean, prime old EPDM, glue patch down, SPM seal edges. That said multiply that in a large area, hose and scrub old EPDM, let dry, apply Primer on old, then Glue on old, and New EPDM and place etc. Ive seen spots of rubber roofs membranes “float and still does fine. My logic is as long as I screw some new plates on separated areas and dip isn't an issue if so then a spot tear off old deck replace bad boards etc Obviously EPDM manf most likely says no gluing new EPDM to old if you can even find that question answered which I’ve haven’t. Yet we patch in that application I need the work badly ( still a recession) , I also said the RISK is on them but landlords look at things differently for sure. Has anyone here ever heard of this re application rubber over rubber??
