View Full Version : R22 split system, many issues – which items to address first?

Details: R22 split system. 2800 sq ft 2 story home. Have 10 year old Lennox 3 ton and 3.5 ton condensers. Have the following problems:

If 90 outside (most of summer), upstairs does not cool below 80 (system turns on, runs the entire day).

-Both condenser coils are corroded (hard water sprinkler system and dogs)

-Duct work in attic is not sealed

-Can lighting in attic is not sealed (26 total lights)

-No attic fan present

-Rolled R30 insulation, but some gaps


If I cannot replace entire 10 year old system (attic components and condensers), which items on the list above would you address & if addressed how likely is it I would see good results without replacing entire system?

Of course I am an A/C guy so I have to say:

Check the condenser coils outside. They can look like crap but are they clean and free of obstruction? Can air pass through the coils and up out of the top of the unit? If not clean coil.

What is the supply air temp at the registers when it is running. Upper 50sto lower 60s or in the 70s? Is the air velocity good? Maybe dirty evap coil if temps are low but airflow also low.

Seal up ductwork. Get a tub of pookie (duct mastic) real duct tape and some sheet metal screws and run the blower motor and find and seal all of the leaks. Insulate ductwork with bats of insulation

Outside of that DIY your a/c for a good checkup or call a tech out that is not paid on commission.
