    Cost basis and segmented depreciation
    I bought a rental property on 2011 and I am using segment depreciation. Land $50,000 + Dwelling $150,000 + Personal property $5000. Total $205000. 1.- the washer cost basis is $200 depreciation over 5years. It was depreciated on 2011 and in 2012 it broke down . Do I claim an ordinary loss on the depreciation left? And what happens to the cost basis, does it decrease for the full amount of $200? Also I replace the carpet that has cost basis of $1200, it was depreciated on 2011 and I install ceramic tile on 2012. Do I claim ordinary loss on the depreciation left for the carpet and decrease the basis for the full $1200 since I have $2000 on ceramic tile being depreciated over 27.5 years?
