    Which forms 1040 or 1040NR to file
    I live in USA from 2015 until July 1, 2017. I moved to Canada in JUly 2017.
    My questions are:

    (1) which forms 1040 or 1040NR to file in 2017? I am filing jointly with no children.
    (2). I sold my property in June 2017 and loss 130000. How to cllaim and which form to file?

    If you are filing a JOINT return, you MUST file Form 1040. That will require that you declare your Canadian income then claim the Foreign Tax credit (Form 1116) for the Canadian taxes paid on that Canadian income.

    You must also submit a Residency Termination Statement by 30 June 2018.

    Alternatively, you can file a dual-status return by yourself and claim your wife as a dependent IF she has no U.S.-sourced income.

    More than likely, filing jointly is your best option.
