    VA landlord/Tenant
    I have a tenant who has been late with rent since January and is late for May and I will get the money June for May. I have felt sorry because she has children but should I send her a letter and say what?

    Hello scorpio:

    I don't know. What do you want to say?? Pay the rent on time!! I think she knows that. Do you want to tell her to leave?? Basically, you have to decide between either of those two choices.

    If you want her out, and she doesn't have a lease, you can give her 30 days notice. Tell her she has 30 days to vacate. That's all.

    If she has a lease, then you'll need to evict her according your states landlord tenant law. You can find a copy at the top of this forum on a sticky note.

    Or, if you just want her to pay her rent on time, well there's not much you can say about that.
