    Interest rate - mortgage
If a cost of a house is £160,000 and inflation rate is 2% a year but property inflation rate in the area is 6% a year; and I save up 20% of the deposit over 3 years (£32,000).
I have calculated the rate of return needed is 1.54% to reach the target deposit if £300 is put aside each month and invested joint savings of £20,000 cash as a lump sum investment.

What kind of financial products ca be used to make this happen and does the above seem realistic enough to make it happen.
