    Can I sue the real estate selling agent and broker?
    Can I sue the real estate selling agent and broker if their client does not deliver the property at the close of escrow per the sales contract terms?

    No. Your contract should spell out your recourse if the seller doesn't abide by the contract. I don't see where the broker has any liability for non performance by their client based on what little info you have provided. Nor can I imagine a scenario where they would.

    No, the real estate people ( unless it is them that is stopping the sale) What does the contract give you ? Normally you get to keep the money that was paid to this point
