    Do you need a real estate license to flip houses?

    Depends on how you do it, but in general no.

    Normally you buy a house, pay for all the upgrades, and then either sale it yourself as the owner ( a owner can sell their own house)
    Or they list it with a real estate agent.

    If you are a agent, then you get into the owner agent rules.
