Under a contract of deed. The buyer is normally responsible for repairs to the home. I currently have a contract of deed as well. With signing and agreeing upon purchasing the home you are actually more than just a tenant. I would read over your signed contract of deed . I would say that the buyer is responsible for such repairs unless there is a clause or something stating that you would not be in your contract.
