    Does a Quit Claim Deed Expire?
    Does a Quit Claim Deed expire if not recorded? If so, how soon after the document has been executed?

    No, it doesn't expire. But you'd better get it recorded. If the owner gives someone else a deed for the same property and they record it before you then you are out of luck.

    I agree with Lisa. Official Public Records don't begin until the recording of the Deed whether Quit Claim or Warranty.
