    Basement Leak / Seller failed to disclose
    I have owned my home for 11months. The basement has leaked 4x's and the seller failed to disclose any type of basement seepage/problems such as the ones I have (pools of water in my basement coming from the ground). However, the seller did disclose that a trickle of water comes from the rear basement window but that was repaired before closing. I have had 4 quotes from waterproofing professionals who have all stated that there is no water leak coming from any window or wall. It is clear that the water has been coming up from the floor. The seller professionally waterproofed, tore out the ceiling, repainted, and laid down epoxy. The basement was free of leaks and passed 2 inspections that I paid for before my purchase. The professionals that I spoke with stated that there has been leaks in the residence well before my purchase and the reason the floor was sealed with epoxy is to temporarily hide the water that comes up from the ground. Before taking him to court, I would like to give him an opportunity to pay for the repairs of a sump pump/concrete install. It is very costly. I would like to know exactly what questions and how to ask him to pay for the repairs. My assumption is that I will be denied but I just have to try before I proceed with my lawyers. Please provide any advise that you may have. I reside in the state of Wisconsin. When my home leaked for the firest time, I contacted the seller and he was willing to come over and take a look. I thought it was odd behavior being that he sold me the home, what does he care whether the basement leaks. I never had him come over. He also recontacted me 3mos later to see how my basement was doing. I still think that he was aware of water leaks before he sold me the home. To make a long story short I have learned my lesson. I actually trusted this guy and gave him practically every penny he asked for in the offer to purchase. It really disgusts me how people can be so greedy and not care about others. I would have given him at least 10000 less then what he got if I knew the repairs I was going to have to do.

    Do nothing yourself - you need your attorney to write to the seller and the seller's broker. Depending on your state, you may have recourse through the broker's insurance carrier so don't alert seller yourself, have the attorney do it.
