    Replace symmons spindle
I cannot get hot water from my Symmons Temptrol mixing valve. When I turn the handle all the way for all hot water, the water dribbles out of the spout. I suspect that some foreign substance has gotten into the spindle. How do I remove it for inspection, or replacement.

    Thanks.

    Hi Steve...

Here is a picture showing your valve... see bottom image.

Here, you should just need to shut off the water supply to the valve and then remove the trim plate and screws and spin part T-19/20 off to reveal the symmons stem assembly part TA-10 (see top image).

Open the valve 1/2 way and then loosen the large nut (part T-11) and this will allow you to remove part TA-10.

When removed the piston of the TA-10 should make a click/clack sound when you shake it. If there is no click/clack then the part has seized and you can either soak part TA-10 in CLR or simply replace the entire stem assembly. The TA-10 is available at all home improvement stores that I know of.

To reinstall, just reverse the steps but leave the stem in the partly open position while tightening part T-11. Then install the trim, install and shut the handle to the off position and test your work.

Let us know if there are any questions/issues... OK?

    Good luck!

    Mark
