    Free plumbing questions and answers?
    I have a five year old water heather that is leaking water from the overflow pipe. I can still get hot water. Can you tell me what is wrong or suggest some trouble shooting procedures?

    That's not an overflow... as it will always be completely full as long as you have water coming in to the house. That's a safety valve. Its supposed to release pressure if for any reason tank pressure excedes a certain amount. To prevent a potientual tank explosion. Such as if the thermostat ever stuck full on and caused the tank to boil and create steam. Water should never exit that valve in normal circumstances. That valve is either defective or something bad is happening and it's working as it should. I assume the hot water is hot and not scaulding hot. At 5 years the tank should not normally be corroded even though it may be at the end of its warranty period for a cheaper tank.

    1. Water pressure is too high
    2. Temperature of hot water is too high


    Pressure Relieve valves will leak if one of the above is present.

    First, measure pressure inside your house. It should not be over 75psi. If pressure relieve valve still leaks, you may have to ad Thermal Expansion Tank.

    In addition to the above, if you've installed a sprinkler system or a backflow preventer you might need to install a expansion tank.

    Is it better to go from 20/40 pressure to 30/50 pressure? I just installed a new 33 gallon pressure tank and it works great. The pump hardly kicks on, but when the pressure gets down around 20 (the pump cut in pressure), we can notice less pressure at our faucets. I am wondering if I upped the cut in to 30 psi would help this?

    There is no problem adjusting pressure switch to 30/50. If u do that u will also have to increase pressure in bladder tank. Tank should be set 2 PSI lower then cut in pressure of switch.

    My mother’s house is an old house and has a sewer under the stairs, and is emitting a horrible smell from there we have had the sewer cleaned over the summer and it still smells what could we do to get rid of the smell?

    Try filling the floor drain traps with cooking oil and see if that doesn't help. If not I need more details. Let me know. Tom
