View Full Version : Month to month lease with no rental license

Hello I live in philadelphia pa. I'm a renter. I sign a month to month contract with my landlord. Then about a month ago she hit me with a years lease that had to be signed by June 1. I didn't sign it because I'm moving to my friends house. I found out that she doesn't have a rental license. I wanted to know if she could take me to court for not paying her junes rent. Thank you.

As a month to month renter did you give her a 30 day notice you'd be leaving. If you did not tell her you would leaving in 30 days back on May 1st you owe her for June. What's a rental license??

Why would you not pay junes rent. You are living there, right?

Yes, what do you mean a "rental license" I have owned rental houses in dozens of states and even major cities, and have never heard of such a thing.
You are on a month to month rental, which means the landlord can with a one month notice change the terms of your rental or ask you to leave in a month. So was she basically telling you that you can have a year lease or you had to move? If so you move or sign the lease, that is very simple.
If you live in the house for June, and don't pay the rent, yes she can,
If you have not given a 30 day notice, she can also holdyou liable for a 30 day notice also.
