How many BTU (A/C unit through the wall ) would I need for 1000 Sq Ft? This would be for the main floor of the house finished attic above and 8 ' ceilings, it would be used to cool a living room and dining room area with a foyer and short hallway the house faces the east which means the unit would be located on the south side of the house (I don't know if that matters)

Way to big. Rule of thumb is 600 Square feet per ton of cooling. That is 12,000 BTU per 600 Square feet. Approximately 18,000 BTU for your area above. The other stated value is 2X as much as needed and it will cause it to get cold but it will stay wet with little or no moisture removal. A very uncomfortable situation. Nothing like cold and clammy.

A parka might help you in the cold but the clammy will still get you. It is really funny but over they years how many A/C units we actually had to turn the blower way down on in order to get the humidity low enough to be comfortable. That is because someone put in a system that was just a little to big and when we turned the blower down it made the system more of a big dehumidfier that an A/C system improving the comfort level. You have to be very careful doing that or you can ice up the system and slug back liquid refrigerant causing the compressor to go out. The things us old HVAC guys go to for problem correction.
