I sold a property 1 year a half ago and the guy does not want to pay the money he owes me . We had a separate addedum on the side and he was suppose to pay me 18.000 at closing and 30.000 and he just doesn't want to pay. I think the paper work was faulty. Please someone help me out please.

I assume an atty drew the paperwork up ? If so, ask the atty for guidance. If your atty didn't draw up the paperwork, addendum, etc, consult him anyway.

Actually you should have had a mortgage where you were the lien holder and you would have filed a mortgage on the deed at the courthouse.
Then if he did not pay, you could foreclose,
And I guess Richard he would have used an attorney, no one would sell a 48,000 house without an attorney or title company.
But you will need to demand payment, and start foreclosure, get a local attorney to start the process,

You had an addendum to what?
Did the Buyer finance a part of the purchase and you were to hold a second?
Was there a servicing agent involved? Please provide more specifics.
