I rent out a room and bath to an individual. He moved in in August 2006. In January he made a verbal complaint about his bedroom and bathroom door not closing or locking. I looked into getting them replaced. In March, he wrote me a note saying he was withholding rent until the problem was fixed. I did buy the doors and finally got my contractors over there to fix the doors. Though he is now claiming when the contractors were fixing the door, they laid their tools on his area rug and he's going to send me the cleaning bill. (I can't see any stains, other then normal wear). There is not huge grease stain.

Anyway, now that the doors are fixed, I am expecting him to pay the past rent for March and April. What legally can I do if he does not? Can I terminate his lease?

He has to pay the past rent, the money was suppose to be held in escrow till you fixed the problem. If the contractor did damge, you can be liable.

You give him official notice to pay the bill or you will start official eviction notice. And do it if he does not pay.
