I moved into a townhome 2yrs ago. And noticed last summer our tree in the front lost all its leaves in August. Now the tree has some greenish/grey mold on the trunk, don't know if that has anything to do w/it. Now that it's spring I don't think its looking good for my tree. Branches are falling off when the wind blows. Does this sound familiar to anyone? Can this tree be saved? Or is it time to cut it down? :(

Sometimes transplanted trees fail to grow, perhaps because the root ball was broken when it was planted. If it leaves out, cut off all the dead branches and get rid of them, in the trash or burn them if allowed. Fertilize it, and water it good if it goes over a week without rain. Good luck.
