I have no lease landlord wants me out threatening to evict. If he does evict how long do I have to vacate I live in Missouri

Tenant must vacate within 30 days of written notice when there is no lease. MO state statutes don't say how much longer you get to stay after eviction papers are filed in court (which include rents due, plus court costs). I suspect that, as in many places, it varies according to how busy the courts are. It requires a sheriff to remove the tenant if he is still there on the last day.

Your other question should be under this one - generally, renovations must be needed repairs ONLY when a tenant is still there.
This applies even if you have been a lousy tenant (not paying rent, paying late, noise, violations, parties, drugs, animals etc etc) but don't expect any support if you are in a town where everyone knows everyone. You can fight it (renos) of course, and should if you have been a good tenant. You have no cause to fight termination of tenancy unless your civil rights have been violated, and it would have to be blatant.

If he wants you out, you better start looking for a new place now. He gives you notice now and files... at some point after the 30 days is up you go to court... he will nearly always win as you have no lease and he owns the property... when he wins the sheriffs can and will put your stuff out on the curb... rain or shine.

Its in your best interest to find a place and move before that happens. When your stuff gets put out... it will get looted fairly quickly by people in the neighborhood.

Unless it is for non payment, he may evict in 30 days.

So if he wants you out, just work out a plan to move with him,
